Facility Auditor

DFA is a computer software implementation of a facility condition assessment or facility audit. Facility and financial managers can use it to access critical information about their institution's physical plant assets that is unavailable with traditional facility audit methods. By doing a life-cycle analysis of a building's component systems and site features, DFA generates information that enables the user to manage buildings and finances more effectively. Using this software integrates physical plant management, financial planning, capital acquisition, resources allocation, and institutional stewardship.

Dataquire Facility Auditor comes complete with nationally-recognized assemblies cost data from
R. S. Means Company and predicted life-cycle data collected by the U. S. government.. Component costs are adjusted to the user's geographic location. To implement the analysis, the user has only to identify the component assemblies that comprise a building from a point-and-click list of nearly 2,800 assembly line items, enter how many of each assembly are present, and when the assembly was put into service or last replaced.

With these data, DFA produces tables showing the current replacement value and current costs of deferrals for each component in the building, and also generates tables of future replacement costs according to user-specified time intervals and cost inflation factors. Summary tables are also generated for the facility as a whole, allowing the Financial or Facility Officer to track the effects of capital replacement programs over time. Other reports produce these data by component groupings and print logs of notes kept for each of a building's components. This handy notes feature also has on-line keyword searching and editing capabilities, allowing plant personnel to keep information about the facility, which is typically scattered and not easily accessed, in one place.

Unlike inspection-based audit methods that produce single snapshots of condition, the data in the Dataquire Facility Auditor are easily and inexpensively maintained. As projects are done, the staff enters the new data about dates of service, new components, or substitutions for existing materials or equipment and new reports are run.
